Apartment selection
Find a suitable apartment and explore the floor plan and price.
Booking
A written booking agreement is signed and a reservation fee of €3,000 is paid.
Law of obligations contract (VÕL)
Upon concluding the contract of obligations, 12% of the apartment price is paid. The reservation fee is included in this amount.
Real right contract (AÕL) and handover
The balance of the purchase price is paid upon signing the real right contract, and the apartment is handed over.
Apartment price includes
- completion of the apartment in accordance with the project and sales contract
- final interior finishing according to the chosen package, including flooring, skirtings, finished walls and ceilings
- interior doors with hardware and apartment front door with lock
- bathroom final finish and fixtures: wall-hung toilet with concealed frame and flush plate, sink, vanity cabinet, faucets, shower kit, shower glass and floor drain
- internal water supply and sewerage installations
- water underfloor heating and heat recovery ventilation
- cooling installation preparation; the indoor cooling unit is not included in the apartment price
- electrical installation according to the project with switches and sockets
- kitchen electrical, water, drainage and ventilation connection points according to project
- sauna with heater in apartments 11 and 15
- balcony or ground-level terrace according to apartment; balconies feature project-spec glass railings
- building telecommunication cabling and apartment network readiness
- utility connection fees for electricity, water, sewerage, and heating
Apartment price does not include
- kitchen furniture, worktops, kitchen sink, faucet, or kitchen appliances
- washing machine or tumble dryer
- wardrobes or other built-in cabinetry, unless explicitly stated in specific apartment sales documents
- loose furniture, curtains, rugs, artwork, decorations or other illustrative furnishings depicted in visualisations
- indoor cooling unit
- parking space €3,000
- notary fees or state duties
- telecom, broadband, or television connection charges or service fees
Prices include VAT. One parking space at €3,000 is added to the apartment price. Apartment owners arrange their own telecom, internet and TV connections.
